Tax Letter to Residents, July 2025

Dear Resident:

The 2025 tax rates have now been confirmed for the municipal, local schools, regional school district, and county. Enclosed is your Final 2025/Preliminary 2026 tax bill.

The August grace period has been extended to August 25, 2025. Payments must be received on or before August 25ᵗʰ. If received after August 25, 2025 interest will revert back to August 1, 2025. Tax payments can be made via wclnj.com, under Tax/Finance Dept - "Pay Taxes Online Tab" or in person at borough hall, or via mail using the enclosed bill.

Your overall property tax rate is apportioned as follows:

Schools       64%
County        11%
Municipal    25%

(Approximately $0.25 of every tax dollar collected goes to the municipality.
The balance is part of taxation from the school districts and county.)


Woodcliff lake remains a desirable town to live in. Our average Residential Home Value increased this year to $944,047 compared to $908,212 in 2024. Despite higher operating costs due to inflation and other economic factors, the borough limited the property tax increase for 2025, resulting in the smallest rise in over four years.

Like many towns across the state and country, Woodcliff lake's business community is adjusting after the pandemic, with companies rethinking how they use commercial spaces. These changes have impacted the balance between residential and business tax revenues.

The governing body of Woodcliff Lake has been working diligently to minimize our tax levy. This has been possible through the recent settlement of several sizable corporate tax appeals, sourcing Federal, State, and County grants, as well as private donations to offset key projects.

As a community, we are prioritizing projects that continue to improve our quality of life - investing in both recreational and critical infrastructure as well as public safety. In 2025, we welcomed the opening of Woodcliff Park, invested in our road re-pavement program, and will be reconstructing the train station parking lot among other improvements.

Looking ahead to 2026, we expect new sensible development across the residential and commercial sector, ensuring a better use of our land and increasing our overall tax base.
